Final stages of DA — seven-dwelling infill

Meaningful supply, in the heart of town

Seven single-level homes on one central Wauchope site — six two-bedroom villas and a three-bedroom home with double garage. It's the kind of infill project regional towns need: well-located, low-maintenance homes at price points that suit downsizers, first-home buyers and investors alike.

What we're achieving

The DA is in its final stages with Port Macquarie-Hastings Council, with referral requirements — including long-term acoustic monitoring — actively managed by our team. Design and documentation by Morr Homes; purchased and appraised through Wauchope Real Estate.

6 × two-bed villas (1 bath, 1 garage) — expected end value $550–580k each
1 × three-bed home (2 bath, double garage) — expected end value $650–680k

The site & the design response

A long, deep High Street lot lends itself to a linear village: seven single-level homes sharing one internal driveway, each with a garage, private open space and its own strata title. The two-bedroom product answers the loudest demand in town — downsizers leaving larger blocks, first-home buyers priced out of houses, and investors chasing low-maintenance stock that rents immediately.

The process

Being on a main road, the project carries acoustic referral requirements — we commissioned long-term acoustic monitoring early and manage the referral responses with council directly, keeping the DA moving rather than stalling. Design and documentation by Morr Homes; the site was purchased and appraised through Wauchope Real Estate, who will also drive the sales campaign — local product, sold by the local agency that knows every buyer in town.

We're also investigating the neighbouring site, where early concepts achieve up to eleven two-bedroom dwellings — evidence of our appetite to keep scaling in this corridor.
