Step 1

Option agreement

We pay an option fee to secure a nominated lot for an agreed period — immediate value while the lot stays on your books, and you keep the full land price at settlement.

Step 2

Design

A home is designed by a builder from your preferred panel, styled to suit the estate's covenants and buyer profile.

Step 3

Your approval

The design is submitted to you for sign-off before anything proceeds. If you're not happy, it doesn't go ahead.

Step 4

Approvals

Once endorsed, we manage the DA or CDC pathway and every consultant, end to end.

Step 5

Marketing & sale

The completed package is marketed as a turn-key home through established local agencies — clearing inventory and lifting the estate.

Step 6

Coordination

We handle the day-to-day across builder, consultants, agents and financiers — seamless for your team.
